December always brings a noticeable shift to the Australian property market. With the school year ending, workplaces slow down, and many families preparing for holidays, overall activity typically softens. Fewer listings come online, open-home schedules adjust, and negotiations slow as both buyers and sellers prioritise personal commitments.  This seasonal slowdown isn’t a sign of weakness—it reflects the natural flow of the Australian summer. 

For buyers, this quieter period can work to their advantage. With fewer people attending inspections, there’s less competition and more time to make considered decisions.  Properties that have been on the market longer may invite flexible discussions, especially from sellers aiming to secure an offer before year-end.  Buyers also benefit from reviewing year-end data, like price movements and auction clearance rates, which provide a clearer, more informed picture of local trends. 

Sellers, on the other hand, often wonder whether it’s wise to list in December. While some prefer to wait for the post-holiday surge, others choose this period precisely because of reduced competition. A well-prepared home can stand out more when fewer properties are available. Serious buyers don’t disappear; they simply become more selective and focused. Homes with strong presentations and realistic pricing still attract interest, even in a slower month. 

The market typically regains momentum from mid-January to early February, when buyers return from holidays and new listings are released in larger numbers. Sellers who wait until this period benefit from increased activity, while those who list earlier in December   may connect with a smaller but highly motivated audience. 

In short, December’s property market is quieter but still active. Buyers gain space to evaluate opportunities, and sellers willing to list now can take advantage of reduced competition. Understanding these seasonal patterns helps buyers and sellers make informed decisions with confidence, instead of being guided by assumptions about a holiday slowdown.
